Is there still room for the small real estate presentation specialist?

De Siberische wind gaat dwars door mijn veel te dunne jas heen als Guillaume en ik teruglopen van restaurant Lumière naar onze verblijfsplaats in Maastricht. Van de stad hebben we weinig anders gezien buiten het voormalige Sphinxcomplex waarin zowel restaurant als hotel gevestigd zijn (en de bioscoop voor de broodnodige ontspanning). En dat is prima, want we zijn aan het werk om onze jaarlijkse doelen te stellen en plannen te maken voor de toekomst. In het bedrijfsleven noemen ze het een heidesessie, maar ik ben niet zo van de natuur. Het hippe interieur van The Student Hotel leek mij een betere plek en inderdaad, het is een absolute aanrader voor een werkweek, even afstand nemen van de dagelijkse vastgoedpresentatie-hectiek en de neuzen dezelfde kant op zetten, kijken waar we als bedrijf staan en waar we naartoe willen. En daar komt een stuk reflectie bij om te hoek kijken.

Freezing cold and boiling point

Despite the cold, the housing market has reached its boiling point. In Hoorn and the surrounding area, there is terribly little for sale, and most of what is still on Funda is already sold, subject to conditions. Photography assignments, as they were a few years ago, are regularly cancelled. Not because sellers decide not to move after all, but because buyers are almost lining up at the estate agents.

January and February have always been slow in the north of Noord‑Holland, so I'm not worried. But I can very well imagine that, as a starting interior photographer/stylist, you might wonder whether it even makes sense to get into real estate presentation at all.

Ondernemen is ook risico’s durven nemen

That question was just as relevant when I asked myself the same thing 12 years ago. The market was the same as it is now. House prices were at their peak. Admittedly, I had little competition from other stylists and photographers. But there was absolutely no support. Estate agents thought they could do it themselves easily. Houses sold themselves, even with the dirty laundry still in the bathroom.

Ondanks alles wilde ik ontzettend graag voor mezelf beginnen en besloot door te zetten. Ik was ervan overtuigd dat met de juiste instelling, de juiste benadering van prospects en een goed product er altijd een gaatje is te vinden in de markt. Dat het moeilijk zou worden, ja. Ondernemen is niet gemakkelijk; je moet soms risico’s durven nemen, vooruit kunnen kijken en weten waar je naartoe wilt, zodat je stappen voorwaarts kunt maken.

Guerilla marketing

My former blog, Foute Huizen (Hideous Homes), was pure guerrilla marketing. Confronting potential customers with their lack of knowledge. Friends and family thought I was crazy for offending people. Yes, that was quite a risk, but it was a small blog; who would read it anyway? And despite the humour, it was also a market analysis. Which estate agents were making terrible mistakes? Were there agencies that did it well? In short, how did the Netherlands deal with property presentation?

To my utter surprise, Foute Huizen was noticed by the satirical website Geen Stijl within three months. After that, I suddenly found my face in all major Dutch newspapers: De Telegraaf, Volkskrant, Parool, Metro, Radio 1 Journaal, and I do not even remember where else. There was no way back for me anymore. But there was no way back for the real estate world either.

The path is paved and changed for good.

That was the world when I started, before the financial crisis turned the entire property market upside down with a sledgehammer. By now, property presentation is part of the selling process in almost all of the Netherlands. The way it is done is something I sometimes have my doubts about, but the path has been paved over the years. It has completely changed the estate agency business.

Maar ook ons vakgebied. Van kleine zelfstandige verkoopstylisten die besloten hun eerste stappen te zetten in fotografie naar grote jongens die de markt lijken te dicteren met absurd lage tarieven. Tarieven die ze winstgevend kunnen maken omdat hun medewerkers een standaardprocedure volgen door het huis op de sluiterknop te drukken en vervolgens de bestanden in de auto al door te sturen naar Azië. Op weg naar het volgende huis. Als eenpitter kun je simpelweg niet concurreren tegen die prijzen; sterker, je moet het niet eens willen!

So is the world of the small specialist in real estate presentation dead?

Vergelijk het met kleding: de eerste spijkerbroek werd ontwikkeld door Levi’s. Inmiddels zijn er honderden, zo niet duizenden, bedrijven die denim verkopen. Of ze lekker zitten of niet, of ze een goed ontwerp hebben of als een zak om je kont hangen, dat doet er niet toe; ze doen allemaal hetzelfde: ze zorgen ervoor dat je niet in je onderbroek de straat op hoeft.

Bij H&M koop je een spijkerbroek voor 2 tientjes, terwijl je voor een G-Star minstens het vijfdubbele moet neertellen. Toch zijn het beide grote merken die niet weg te denken zijn uit het straatbeeld. De reden dat H&M als G-Star een onderneming heeft kunnen opbouwen gaat niet om kwaliteit. G-Star is niet beter, maar anders. Net zoals Levi’s en Diesel anders zijn. En dat “anders” draait allemaal om hoe het bedrijf in de markt wordt gezet.

Keep that in mind!

How does the average home stager position herself online?

If we Google "home staging" for a moment, we can see how the average property stylist positions themselves in the market. These are literally the texts from various websites on page 1. Copied and pasted, so I am not responsible for grammar and spelling. One thing is certain. In terms of search engine optimisation, these companies are doing extremely well.

OK, here they are:

“WAAROM VASTGOEDSTYLING?”

  • Because the first impression has to be the best.
  • The first 15 seconds determine whether a house feels right.
  • Home staging is always cheaper than a price reduction.
  • In the first two months of the sales process, the chance of a sale is the greatest.
  • Because your house is your home. But that does not mean others will see it as their home too.
  • Een huis moet bij kijkers al bij bezichtiging aanvoelen als een ‘thuis’.
  • A good first impression (at a distance) is therefore very important for the sales process.
  • Dus als de eerste indruk van je huis ***** goed moet zijn!”

“Uw woning laten restylen door een professionele vastgoedstyliste heeft veel meer effect op de verkoop dan de prijs laten dalen!

Potentiële kopers vinden het lastig om door andermans inrichting te kijken, wat de verkoop kan belemmeren. Juist in de huidige huizenmarkt is het van essentieel belang dat de woning zich onderscheidt van de rest! De eerste indruk op Funda wordt in 10 seconden bepaald”


“WAAROM VERKOOPSTYLING OF TEWEL VASTGOEDSTYLING?

  • Immediately stand out among all those homes for sale
  • The optimal home presentation both during viewings and online
  • Your home instantly becomes attractive for the right and a larger target group
  • A higher valuation of your home after the styling
  • Geen onnodige prijsverlaging van duizenden euro’s
  • A strong negotiating position
  • Home staging is accessible for every budget
  • Minimal investment, big and fast results
  • Bewezen omdat het simpelweg werkt!!”

I can hear you think. What is wrong with this? Overall, these are decent texts, right? Allow me to be blunt. NO!, these are not good texts. I can give you four reasons off the top of my head.

What's wrong with most home stagers' websites?

  1. Ze vertellen niet wat ze doen en wat hun toegevoegde waarde is. Ze vertellen wat vastgoedstyling is. Dat staat ook op Wiki. Dus als je dat verhaal vertelt, doe je precies wat al die andere stylisten doen die vechten om een plekje in de markt. Ook al ben je even goed of zelfs beter in je werk: als je hetzelfde verhaal vertelt als jouw collega’s, zul je nooit opvallen in de meute.
  2. Vastgoedstyling is in het afgelopen decennium volwassen geworden. Iedereen die nu nog niet weet wat vastgoed- of verkoopstyling inhoudt, heeft waarschijnlijk in een grot geleefd of maakt het echt geen zier uit hoe het huis gepresenteerd wordt. Die klant bereik je toch niet. Natuurlijk kun je kort uitleggen wat vastgoedstyling is maar “Je hebt maar één kans op voor een eerste indruk” en *“Verkoopstyling loont”*kunnen écht niet meer.
  3. Zinnen als “Direct opvallen tussen dat grote woningaanbod” en “Juist in de huidige huizenmarkt is het van essentieel belang dat de woning zich onderscheidt van de rest!” impliceren dat de verkoopstyliste geen flauw benul heeft hoe de vastgoedmarkt in elkaar steekt. Sterker, als ik dat lees, vraag ik me af of ze überhaupt wel actief zijn. En met mij doet de potentiële klant dat ook. Bij een opmerking als: “Bewezen omdat het simpelweg werkt!!” denk ik direct: Ja, mag ik dan even een link naar een rapport?
  4. The target group, unless you really only focus on private sellers and are happy to leave estate agencies, who can give you dozens of assignments a year instead of just a few, is completely out of the picture. That can be a conscious choice, and you can decide for yourself whether it is a financially smart one. To give you an idea of the proportions in my own business. The number of private assignments I have done in recent years can literally be counted on two hands, a meagre 0.5 per cent of all the jobs I have done.

Ik denk dat ik je hiermee al een paar flinke handvatten heb aangereikt. Kijk eens kritisch naar je website en je social media. Hoe profileer jij je? Spreek je een duidelijke doelgroep aan? Laat jij je persoonlijkheid zien?

As an entrepreneur, you keep wondering whether you're doing it right.

Ook bij mij slaat soms de twijfel toe. Zeker als er, om wat voor reden ook, een opdrachtgever wegvalt. Meestal vanwege de prijs, soms omdat we gewoon niet langer bij elkaar passen. Dan denk ik: “Heb ik misschien gewoon altijd geluk gehad?” Kun je 11 jaar lang aan geluk afdwingen terwijl je heel duidelijk bent en je eigen voorwaarden stelt? Ik wil namelijk niet voor iedereen werken. Als de werkwijze van de makelaar mij niet aanstaat, ben ik weg. Ik heb mijn tarieven nooit verlaagd om mee te kunnen met de concurrentie. En kom al helemaal niet aan mijn fotografie: daar kies je voor of niet; ik ga mijn stijl niet aanpassen!

Stubborn? Yes, undoubtedly. But I am convinced that that is exactly where my strength lies. Staying true to myself, always delivering the same quality in styling and photography, being service-oriented and flexible and above all, constantly questioning myself, being critical of the work and the way others and I myself work.

There is no such thing as the success formula

The hardest thing about entrepreneurship is that there is no one way to grow your business. If there were, I would have passed that formula on to my students long ago, and I would be filthy rich by now. But I do know one thing. Whatever form of marketing you use, if your digital home, your website, is not in order, it will be hard to gain any real traction. Because even with word of mouth, a potential client will still check out your website before picking up the phone.

Networking is really not for me. Put me in a room full of people, and I wither, I have no idea how to behave, and I am downright miserable. Not exactly the ideal situation to sell your services. I know that about myself, so I have always stayed away from business associations, networking clubs and open coffee meetings.

I have to rely on my online presence and a healthy dose of word-of-mouth from my regular clients. I put a lot of energy into that, and every day I keep learning about online marketing, search engine optimisation and social media. And I do that in my own stubborn way. I know I can be pretty sharp, but if I try to please everyone, I end up speaking to no one, and that is exactly what I do not want. Through my website, social media, and blog posts, I reach my ideal client, which triggers them to get in touch with me.

I do not call estate agents. I never have. Way too scary. Estate agents call me, and from that position, I can sell my product well. When I ask why they came to me, the answer is always the same. Your website and your look and feel are different. You are open and direct, and you deliver good images.

Do what feels right to you.

Het kan heel goed zijn dat jij dat online gedoe helemaal niks vindt, bloggen totaal niet ziet zitten en je hooguit drie foto’s van je kinderen op Instagram hebt staan. En dat is prima! Misschien ben jij een dijk in offline marketing en heb je een enorm netwerk. Ga je wél graag naar business-events om jezelf en jouw bedrijf in de picture te zetten, naamsbekendheid te genereren en op die manier je opdrachtgevers binnen te slepen.

Marketing is mainly about discovering what suits you and then doing that consistently. Only then will you come across as convincing, demonstrate your added value, and ultimately sell your service. Of course, that means you will miss out on some opportunities. But on the other hand, why would you spend your precious energy on things you know you do not enjoy, are not good at and that therefore most likely will not work.

Een van de eerste vragen die ik potentiële opdrachtgevers steevast stel, is waarom ze op zoek zijn naar een andere fotograaf. Mijn nieuwste opdrachtgever was daar heel duidelijk over: “De fotografen waar ik tot nu toe mee heb gewerkt zijn mannen. Ik moet er altijd bij zijn, altijd opletten dat de bedden rechtgetrokken zijn en dat de kleine prullen weggehaald zijn. Als ik onverhoopt een keer niet bij een fotoshoot aanwezig kan zijn, gaat het mis. Bovendien zijn de grote bedrijven alles behalve flexibel. Al regent het pijpenstelen; als ik de afspraak wil verplaatsen, kost het geld. Of ze ik moet ze later terug laten komen voor de buitenfoto’s waar ik ook weer geld voor neer moet leggen.”

Better isn't better, different is better!

And that new estate agent is not the only one. In the past six to seven months, I have gained three new clients. All were smaller agencies, and all three were looking for a more personal approach, a different kind of photography, and flexibility. They are not necessarily looking for someone better. They are looking for someone who does things differently and is able and willing to think along with them.

So, to answer my first question. Is the world of the small specialist in real estate presentation dead? Can I say a full no? Not even close. But you do have to position yourself properly in the market. And that is where entrepreneurship comes in.

Technique can be learned

Interieurfotografie: de techniek kan ik iedereen aanleren. Zelfs de meest onzekere cursist, die met de camera nog in de doos op de eerste dag binnenkomt, is te bang om ook maar een knopje in te drukken. Echt waar, iedereen kan het, met oefening en een dosis doorzettingsvermogen en desnoods een uurtje extra één-op-éénbegeleiding van Guillaume . (Tijdens het technische deel zijn we altijd met z’n tweeën.) Vastgoedstyling? Waarschijnlijk heb je het al in je; je kiest niet voor niks voor dit vak! Waar je op moet letten tijdens een vastgoedpresentatie en hoe je een goed advies geeft, is niet zo moeilijk.

The entrepreneurship, branding and marketing part is a different story. I regularly have to pull students out of their dream image. Because property presentation is only partly about creating pretty pictures. Large makeovers are more the exception than the rule. And that requires a mindset shift. You may need to learn to look at the product you offer differently and dare to do so. The rest is simply working very hard on your business and on yourself, and discovering how you want to approach the market in your own distinctive way.

No promises, but tools to move forward

Are you a fully-fledged home stager or interior photographer after those three days with me? Of course not. Any training institute that makes promises like that cannot deliver on them. You do not learn how to run a business in a few days, whether it is 2, 3 or 5. Things really start after the course. My goal is to send you home with enough tools so that you know how to shoot, what to pay attention to during styling, how to set your rates, which marketing channels you are going to focus on and how you are going to distinguish yourself from all the others who are eating from the same trough.

En dat doel neem ik heel erg serieus. Daarom kun je, ook na de cursus, altijd bij me terecht met je vragen. We kijken samen naar de eerste foto’s voor die nieuwe opdrachtgever en je mag altijd advies vragen over je website of marketing. Waarom? Omdat ik jou vertel dat je het anders moet doen dan al die anderen, doe ik dat ook!

      Ja joh! Die positie in google is gewoon top. Nu met je eigen stem gaan spreken, laat je persoonlijkheid er in doorklinken. Het heeft mij enorm geholpen door mij op een andere manier te positioneren. Als je advies nodig hebt/mij even mee wilt laten lezen dan moet je het vragen hoor, doe ik voor je!

    Wat een dijk van blog heb je neergezet. Scherp en “to the point” Heerlijk. Ik zal je eerlijk bekennen dat ik even mijn tekst gecontroleerd heb en euhh, die 1e indruk, al stond het in een andere context, heb ik nu toch maar iets aangepast 🙂 . Ook al mag ik helemaal niet klagen toch merk ik aan mezelf dat ik altijd bezig ben om mijn diensten te verbeteren zodat ze beter aansluiten bij datgene wat de makelaar zoekt. Flexibele, vooruitdenken en vooral tijd en aandacht voor de klant. Dat ik voortdurend op zoek ben mezelf te onderscheiden van de rest. Dank je wel voor de handvatten en dat dit je hebt willen delen.       Als ondernemer moet je inderdaad continu bezig zijn, werkt iets niet? Dan pas je het aan! Dat zoeken herken ik dus heel erg. Doe ik na 11 jaar nog steeds!

  3. en wederom met een grote glimlach deze blog gelezen – ik ben geen styliste maar werk er wel met 1 en ook nog met een professionele fotograaf. Toen ik mijn eigen makelaarskantoor begon , schudde menigeen meewarig hun hoofd ! Hoe verzin je zoiets om tijdens de crisis te gaan starten in zo’n slechte markt ? Juist omdat ik wel kansen zag en gefrustreerd was door de slechte presentaties, het gebrek aan empathie en vooral gebrek aan communicatie vanuit makelaars naar opdrachtgevers toe, mijn motto is nog steeds : je krijgt 1 keer de kans om je woning zo goed mogelijk op de markt te zetten – niet alleen prijs, lokatie maar vooral ook de presentatie – het zit bij mij dan ook ‘gewoon’ in mijn courtage inbegrepen. Geen keuze-pakketten maar gewoon doen wat je beloofd en die kwaliteit scherp blijven volgen en bijsturen. Meegaan met de trends en blijven benoemen wat je doet!

      We kijken er hetzelfde tegenaan he? Dat is ondernemen, kansen zien, mogelijkheden aangrijpen. Maakt niet uit in welke markt als je zit, als je er voor zorgt dat je je onderscheidt dan kom je echt bovendrijven. Ik zie genoeg makelaars die het maar doen omdat iedereen het doet, maar niet met hart en ziel gaan voor de meest optimale presentatie en de beste dienstverlening. Als makelaar begeleid je wel de verkoop van het duurste bezit van je opdrachtgevers! Super om te horen hoe jij er instaat. Dank je wel voor het delen van jouw visie!
