With a good real estate presentation: photography, styling and video, you attract not only buyers, but also sellers looking for an estate agent who does things differently. Who we are

We are Nicolet and Guillaume Groen, image makers since 2007.

Nicolet takes care of photography and styling, with an eye for tranquillity, detail and realism. Guillaume creates property videos, drone footage and elevation photos that show the property in its context. Together we translate the character of a house into images that suit your way of working and match the experience during the viewing.

By only using the available daylight, rooms appear calm and natural, and the images closely approach reality, without HDR, bracketing, artificial light, flash or extreme wide-angle lenses.

During the shoot, Nicolet takes sellers through the process step by step. In post-processing, she corrects light, colour and white balance, straightens lines and subtly removes minor imperfections. With calm video and clear drone and elevated footage, Guillaume provides a complete picture of the property, layout and surroundings.

When selling a home, the interior is the shop window. An atmospheric, balanced and well-maintained house stands out. That is why photo styling is a standard part of our service. This ensures the house looks its best on property portals and allows you and your clients to share the photos with pride on social media.

To properly prepare sellers, Nicolet wrote the book Turn your house into a home, ready for sale .If you choose our services, you will receive a copy for every sales property to give to your clients. The book is also available separately, regardless of your region.

For most properties, our standard photo styling is enough. If a house needs more attention, we will draw up a written advisory report based on your photos, containing concrete points for improvement per room.

Is a personal approach better? Then Nicolet will visit the property before the start of the sale. She clearly explains what needs to be done, so that vendors can get to work immediately. If desired, a written report follows afterwards as an extra service.

Thanks to our practical, down-to-earth approach, our advice is almost always followed in practice.

About collaboration + communication

Large photography agencies often work at a high pace and handle multiple properties a day. In addition, the photographer performing the work can vary from day to day. As a result, there is less room for attention, detail, and personal contact. Furthermore, the post-processing is often outsourced to companies in the Far East that have never actually seen the property.

We work differently. We schedule a maximum of two assignments per day and take time for styling, peace and quiet, and a cup of coffee with the residents. We remove everything that distracts in the frame and work with natural light, without HDR or extreme wide-angle, so the property is recognisable in real life from the photos. We do all the post-processing ourselves. As a result, we have remained sharp for almost twenty years on what does and doesn't work and portray every house as honestly and beautifully as possible.

We deliberately do not create floor plans and NEN reports: we are image makers, not structural engineers. Our clients usually outsource this to one of the large real estate presentation agencies. Please note that these agencies often send standard emails to your clients with preparation instructions that do not align with our working method. Therefore, provide sellers with clear guidelines yourself. We naturally always include these in our appointment confirmation to them.

Yes. Although about 98% of our assignments come through estate agents, private individuals can certainly hire us directly.

Yes, absolutely. Over the years, we have photographed offices, commercial buildings, hospitality venues, and shops, and we are happy to continue doing so.

In most cases, we schedule appointments directly with the sellers. This saves your office a lot of back‑and‑forth phone calls. Some offices call Nicolet while they are with the client, so they can choose a date together straight away. We are flexible. We adapt to whatever works best for you.

Yes. In practice, it is often more efficient for the back office to email us the details of the sellers. We then schedule directly with them and report the final date back to the back office.

Yes. Nicolet is your fixed point of contact for scheduling and any follow‑up questions about photography and video. This keeps communication short and personal.

Yes. We are happy to invest in long‑term collaborations. As a regular client, you benefit from more competitive rates, and we take your expected assignments seriously while scheduling our agenda.

Certainly. We have been active in this market for almost 20 years and know what it takes to position your property portfolio strongly. We think along with you about the optimal use of images and support your back office by answering sellers' questions about the presentation.

We often get that question and the answer is actually very simple: as soon as rates are on the website, we are mainly compared to other, large parties based on price. Then it becomes less about the quality of our images and our personal approach on location. Yet that is precisely why our clients come to us and stay. We have been working with some clients for almost twenty years.

About the shoot (services, images, quality)

We tell the story of the home; a fixed number of photos does not belong to that. Every house is different and requires a different approach. It can range from about 30–35 photos for an apartment to more than 100 photos for a farmhouse with, for example, a B&B. This gives you plenty of choice for both Funda and the brochure.

Particularly with larger properties, you receive enough imagery to place different photos in the brochure than online, which gives the brochure real added value.

Guillaume's videos usually range from 45 seconds to 1.5 minutes. That is long enough to tell the property's story and highlight the key features, yet short enough to retain the viewer's attention. You can see various examples in the portfolio.

We assume that your client has prepared the property for sale, but we know that vendors have blind spots when it comes to their own home. We walk through the property with them and make minor adjustments where necessary.

Think of regrouping accessories, rearranging furniture if it improves the layout, clearing away minor clutter, straightening beds, dressing the garden set, removing bins from view, and so on. We therefore put the finishing touches in place before we press the shutter button.

Our starting point is to bring calm to the existing interior so that viewers can see right through it. Therefore, we do not supply furniture, but in consultation with the sellers we can help with the purchase of accessories.

With real estate styling advice, Nicolet walks through the property with your clients well before the shoot and gives extensive advice on decluttering, odd jobs, layout and styling. Should a complete temporary interior still be necessary and desired, this can be outsourced to specialised agencies.

We do not create floor plans or NEN reports. After all, we are image makers, not structural engineers. Our regular clients outsource floor plans and structural reports to one of the large real estate presentation companies.

No. The Netherlands is a densely populated country, and you are not allowed to fly everywhere. This can even differ per day. For every shoot, Guillaume checks for any restrictions. Think of airports, industrial areas, nature reserves and military sites. If he is not allowed to fly there, he will not do it.

We work with professional full-frame cameras, a tripod and various lenses. Our 360-degree camera also has a full-frame sensor. For video, Guillaume uses a gimbal and the drone features an excellent camera.

Guillaume holds both an A1‑A3 and an A2 certificate. The drone has a special aviation insurance policy that covers us for damage and liability.

For regular photos, we ensure that people are not recognisable in the image. If neighbours are walking around, we briefly ask them to step out of the frame for a moment. Car license plates are blurred during post-processing.

During the drone footage, Guillaume has no direct eye contact with local residents. Therefore, in the appointment confirmation email, we state that the sellers must let the neighbours know in advance that filming will take place around the property and that the drone may fly over their land.

If we do see neighbours or other people in the image during post-processing, we remove them where possible or make them unrecognisable.

If it suits you, we can create short, vertical videos from the existing footage that are suitable for social media.

You receive at least 4 to meet the Dutch MLS ranking requirements. Where possible, we create more, but only if the spaces are neat in all directions. If they are not, then we do not create 360 images there.

Practical matters + agreements (scheduling, delivery, rights, working area)

As soon as we receive the assignment, we will contact your client and schedule the appointment. Usually, this can be done the following week, but during busy periods it may take a little longer.

Moreover, sellers need time to get the property ready for sale properly, so scheduling it too quickly is rarely wise in practice.

If the sellers really cannot manage to get the house ready on time for the presentation, we will reschedule the appointment to another day. We do ask that you monitor this closely and let us know a week in advance so that we have the opportunity to schedule another shoot. However, we consider it even more important that you do not let the shoot go ahead while your house is genuinely not ready for it.

If the appointment is then postponed a second time, costs may be charged.

If a seller is ill, we would rather the appointment be postponed than have them go ahead with it. Naturally, we are not keen on catching a virus either. During Covid, Nicolet was deathly ill because a client, despite being infected, let the shoot go ahead, as a result of which she was out of action for almost two months. We really never want that to happen again.

Thanks to Nicolet's years of experience, she hardly takes any redundant photos. She often takes photos from the same viewpoint with different exposures. She makes a selection from these when she starts post-processing. So basically, you get every image you see her take.

Guillaume often shoots many more footage than he can fit into a digestible video, so he selects the best footage himself to tell the story of your home in a maximum of a minute and a half. It shouldn't be any longer, because then you lose the viewer's attention.

If we see a 'gap' in it, we put our shoulders to the wheel. But if we estimate that it will take more than an hour to make the house ready for sale and we have a second appointment scheduled for that day, we have to reschedule the appointment. In those exceptional cases, we always provide advice.

If it is an absolute mess, and unfortunately that sometimes happens, we take a few photos with our mobile phone to send to you and call to discuss how we are going to tackle it.

Depending on the time we spend on tidying up and/or advice, we will charge an additional fee.

Yes and no, if we have space in our schedule, it can often be done quickly. For regular clients we move heaven and earth to take on a rush job, but there are limits to our schedules. It may happen that you will have to reschedule another assignment we are doing for you that week. Which one that is, you are usually best placed to assess; the consultation with the vendors of the assignment that needs to be rescheduled goes through your office.

In exceptional cases and for an additional charge, we can schedule a shoot at the weekend.

If you are not yet a regular client, a rush job is only possible if we actually have space in our schedules. You are more likely to have a chance of this in the winter period than in the summer.

Then we will contact the seller and you, but in principle we will take the interior shots anyway. After all, your client has made a tremendous effort to get the property ready for sale, and especially in busy periods it can take weeks before we have another slot in our diaries. We don't want to put them through that.

Fortunately, the weather usually makes little difference for interior photos, unless the rain is really beating against the windows, and that happens less often than you might think. We will schedule a new appointment for the exterior shots. That can often be done quickly, for example following another photo shoot or at the weekend.

The photos are in principle ready the same day or the next working day, so that you can get straight to work on designing the brochure. If unexpectedly that should not be possible once, we will let you know immediately. You never have to wait longer than two to three working days, unless there is a case of genuine force majeure, such as illness.

The photos are delivered in the correct format for Funda and in full resolution for the brochure. We provide the video in mp4 format.

We both work more than full-time in our business and really need the weekends to recharge. In addition, we use the weekends to take outdoor photos of houses that we photographed on rainy days. A normal photo shoot in the evening is not possible because of the light; it is simply too dark then.

What we can do, if you would like that, is evening photography during the blue hour. That counts as an extra shoot. Would you like to have evening photos taken? Please let us know.

The photos are intended for the sale of the property. If you as the estate agent are the client, you receive the license for use for the purpose of that sale. In addition, you can use the images for your own marketing as an estate agency.

However, the images may not be transferred or sold to third parties without our express permission.

If you wish to share the images with a media company for an article, you may do so provided you explicitly state that the photography was done by Nicolet Groen and/or Guillaume Groen, that this is also credited alongside the photos, and that the images are used solely for that specific article. This prevents them from ending up in a newspaper's database and being used as stock photos for an unrelated article. Unfortunately, we have experienced that this does happen if it is not explicitly stipulated.

Yes, if they use the photos for the purpose of sales on social media for example, that is certainly allowed. And if they would like to have the images as a memento of the property, you can safely forward them. What they are not allowed to do is use the photos without explicit permission and a separate licence for commercial purposes such as letting or a B&B.

Within the Kop van Noord‑Holland region, which is everything north of the North Sea Canal, we do not charge travel expenses. Outside this area, we do. Texel is an exception. For this, we charge travel expenses and ferry time, because on the day we go to Texel, we can only schedule one assignment.

Yes, certainly, in consultation. Keep in mind that higher costs are involved because we can often only carry out one assignment per day.

We would love to. We have done this before, including in Italy, Portugal and France. Contact us, and we will discuss together how we can best arrange this in practical and organisational terms.

Yes, we have been teaching real estate photography since 2012 and have a special in-house training for estate agency offices in which we teach you and your employees how to photograph.
